
On the day the sales agreement is signed, the ownership of the property is transferred to the new owner. As a rule, the physical transfer of the property should take place on the same day, which usually involves issuing the keys to the house or apartment and signing the acceptance protocol. It happens that the transfer of the property to the new owners occurs with a delay of several days, most often caused by waiting for the transfer of funds from the bank under the credit agreement to which the buyers are parties. In order to sleep peacefully and ensure a smooth transfer of the property after its purchase, it is necessary to include in the sales agreement – the notarial deed – a declaration of the sellers on submission to enforcement in the event of failure to deliver the property within the period specified in the agreement.
